Start to Completion

On this page, we outline our standard process for our clients - starting from budgets, estimates, quotes, contracts, approvals, commencement on-site, progress claims, variations and completion.

We are purely a construction company, focused on building work. Therefore we do not offer any in house drafting, engineering or consulting services. We do however have good relationships with a range of consultants who we can engage on your behalf or you can engage directly for your next project needs.

Our Standard Budget, Estimate, Quoting to Project Process

1 Estimate

Stage 1

Looking for a high level budget estimate to see if those renovations or extensions are a viable option.

These budget estimates are generally based on simple sketch drawings, no site visits, minimal detail, no drawings, specifications or engineering.

Stage 2

At this stage, you'd have some basic floor plans, elevation and some rough idea of specifications. We would visit site to better understand site conditions to make better make suitable estimates to determine if your proposed works are still viable.

The estimate will be made up of allowances on what the builder thinks will be required to undertake the required work, however still requires further information.

So you'd proceed to the next stage.

2 Quotation

To obtain a quotation from us, we'd have to had visit site, received your issued for construction documentation, such as but not limited to architectural and engineering drawings, specifications and any other relevant project information. At this stage you should have had council approvals for 'Design Approval' and be looking at having CDC completed.

This allows us to send out for pricing to our preferred contractors for market pricing and proceed our quote.

Provisional Sums and Prime Costs Items will be notated on items that are unable to be determined.

3 Contract

Should both parties agree to the terms and conditions of the quotation. For renovation and extension works to existing properties, we always arrange independent dilapidation inspection reports as well as asbestos testing prior to commencing work.

This will only occur once you sign up with RGE Construction, pay the required deposit.

You will need to sign off the dilapidation report and any other supporting documentation to engage RGE Construction as the builder.

4 Approvals

We prepare your documentation, along with the require building permit application for submission to your local council.

Home Indemnity Insurance policy required as apart of works over $20k

At this stage we start arranging materials and contractors to start programming the works in, with anticipation of approval in the councils standard timeframes.

Should any additional conditions be required of the council, such as variation to scope of works etc, this will be priced as a variation in addition to your contract price.

5 Project Commencement

Works will generally commence onsite once the Building Permit has been received by your local council and subject to your site conditions & weather permitting.

The RGE Team will keep you well informed of the anticipated work schedule.

6 Progress Claims

As per your signed building contract agreement with us, we stipulate the milestones and amounts on which progress payments are to be made during the progress of your project.

These are to be paid within the terms and conditions to ensure your project continues. Any delays in payments will result in works being on hold until payments are made.

7 Variations

Should there be any variations to the scope of works, through RFI's / Delays, product changes or additional scope during the construction period. These are priced up as a variation to the original contract.

Not all variations are additional costs, variations can also raised to remove scope of works or for adjusting provisional sum or prime cost allowances in a project.

All variations require both parties to sign and approve these changes prior to any works being adjusted or completed.

8 Completion & Practical Completion

At this stage, the project is deemed practically completed.

9 Handover

Your project is now completed and the final invoice will be issued.
